ETI prepared a Comprehensive Master Plan to provide the City of Lakeland a vision for future development. The Master Plan was based
upon protecting and promoting natural features such as stream valleys and drainageways, large tree masses, scenic rural roadways, maintaining
the rural character and to not permit typical suburban subdivisions, typical suburban residential streets and typical suburban major roadways with commercial strip development.
The City of Lakeland contains approximately 11 square miles. These boundaries encompass some of the most picturesque and naturally diverse landscape found in Shelby County. It is dominated by rolling
topography, extensive tree coverage and a system of lakes and streams from which the City derives its name. Garner Lake is the largest water
feature, covering approximately 180 acres. The lake is fed by Scott's Creek, a major tributary of the Loosahatchie River.
ETI worked with the City of Lakeland officials and its citizens to maintain
the quality and unique rural atmosphere of the City while permitting further development that is consistent with this established theme.
