ETI Corporation was the design firm for the master planning, landscape design, and site civil engineering of the development of the Goodman Road Industrial Business Park, a 93-acre industrial warehousing complex, near the intersection of Airways Boulevard and Goodman Road in Southaven, Mississippi. The park was planned and designed to promote economic growth along the Goodman Road Corridor and take advantage of the New International Runway at the Memphis International Airport. During the first phase of development, ETI addressed infrastructure requirements and utilities identified through a limited due diligence investigation, and incorporated solutions into the master plan. The master plan illustrated five buildings totaling over 1.6 million square feet, and associated parking lots, and access roads to accommodate both automobiles and tractor-trailer trucks. Each building was planned and engineered to provide loading docks at the rear of each building for a more aesthetic and uniform appearance to the complex. Additionally, landscaped open space, passive recreational areas, and a pedestrian park were incorporated into the plan. ETI provided the design and construction documents for clearing and grubbing, grading and drainage, two storm-water detention ponds, interior roadways, alterations to two major roads along the perimeter of the site, sanitary sewers, reinforced concrete retaining wall, visual enhancement and the design of the entry sign and landscape features.
