ETI Corporation provided land planning, engineering and landscape architectural services for the Alexan, an upscale secluded apartment community located north of Christian Brothers High School on Humphreys Boulevard in Memphis, Tennessee. Specific services included site layout and grading, drainage and utility plans, landscape design, and site amenities. ETI Corporation's initial involvement with the site included the design of several off-site borrow areas to provide the needed fill material to bring the site up above the 100-year flood elevation. These borrow areas adjacent to the site were designed in conjunction with a wetlands mitigation plan that enhanced several existing regulated wetlands. The high-density site, 300 units on 11 acres, utilizes covered carports and attached garages to provide adequate parking for the residences. The site has been designed both to allow buildings to take advantage of views into the surrounding Wolf River Green Belt, and to provide internal pedestrian access into the natural area and other site amenities while minimizing conflicts with vehicular circulation. ETI prepared the preliminary and final plats for the Office of Planning and Development for the City of Memphis. After the final plat was approved, construction documents for the site including detailed layout plans, grading and drainage plans, sewer plans and profiles and specifications were provided to the owner. ETI also provided construction observation and administration services.
