ETI Corporation provided planning, and construction documents for a premier 26.5-acre 43-lot private street, gated, and walled upscale subdivision. The site contained numerous challenges since it was located in a floodway and floodplain, contained a major gas line and electrical transmission line, and was crossed by a major stream. The design approach was to divert the attention from the transmission line using existing vegetation and new housing to block the view of towers. Areas in the transmission easement were used for open areas and lakes, which provided fill material and detention to reduce drainage cost. The design process included the production of an overall master plan, zoning, and detailed construction documents. The construction document package consisted of site layouts, grading and drainage, detention/retention design, sanitary sewer and street plans. The street design included the dedication and widening of 1,000 feet of Messick Road. Landscape architectural services included existing tree evaluations and perimeter landscaping. Forested areas were inventoried and evaluated which served as a guiding tool for lot and street layout to save and protect significant groupings of trees. A buffer zone was also established to preserve tree massing at the rear of the development to protect an existing creek. For the perimeter of the development a privacy brick wall/entrance was design and compliment with streetscape plantings. The Vinings has been selected as the 2005 Vesta Home Show site that will show case half million dollar homes that are being built for this subdivision.
